Commercial Painters Who Work Around Your Tenants
An office does not stop because the walls need paint. Tenants still show up, patients still have appointments, and the lobby still has to look right at 8 a.m. We have painted offices, medical suites, salons, storefronts, and multi-tenant buildings across the North Shore since 1969, and the job has always had the same shape: a clear scope, paperwork before the start date, crews that work when the building is empty, and a finish that holds up to daily traffic.

What We Paint for Offices and Managed Properties
- Lobbies, corridors, and common areas: scuff-resistant, washable finishes where people and carts move every day.
- Tenant turnovers and build-outs: suites repainted between leases, matched to the building color standard or a new tenant spec.
- Medical and professional suites: low-odor, low-VOC products so the practice can reopen the next morning.
- Stairwells, back-of-house, and loading areas: durable coatings on block, steel, and concrete.
- Exteriors: siding, stucco, EIFS, masonry, steel canopies, trim, and doors on single buildings or whole campuses.
- Doors, frames, and railings: the metal that shows wear first, prepped and refinished so it looks maintained.
- Parking structures and floors: epoxy and concrete coatings for garage decks, stairwells, and mechanical rooms.
- Wallcovering removal, drywall, and plaster repair before the paint goes on.
How We Work With Property Managers
Most property managers we work with are juggling a dozen vendors. We try to be the easy one.
- A scope you can forward. Pete walks the property, then writes a scope by area and surface that an owner or board can read and approve without a phone call.
- Paperwork first. General liability and workers compensation certificates, plus a W-9, go to your office before the start date. Additional-insured endorsements on request.
- Nights, weekends, and phased schedules. We paint floor by floor or wing by wing so tenants are never locked out of their space, and we are gone before the building opens.
- One contact. Pete runs the job from the walk-through to the final punch list. You are not handed off to a crew chief you have never met.
- Clean every night. Drop cloths up, trash out, furniture back, so the building looks normal in the morning even in the middle of a project.
- Trained crews. Every crew member is OSHA 10-hour ladder and scaffold certified, and we run certified aerial lifts for multi-story exteriors.

Tenant Turnovers: Fast Without Being Sloppy
A vacant suite costs money every day it sits. We schedule turnovers in days, not weeks, and keep a record of each building’s color standard so the next suite matches the last one. If a new tenant wants a different look, we handle the color consultation and submit samples to management before anything goes on the wall.
Why Facility Managers Keep Our Number
Teddie Kossof has used us for his salon and spa in Northfield, and for his home, for more than fifteen years. A Dairy Queen owner has called us back for years. Embassy Suites, multi-story office buildings, storefronts, and Seattle’s Best in Wilmette have all trusted us with spaces that could not close. The reason is simple: we show up when we said we would, the job is done when we said it would be, and if something goes wrong in a building we painted, we answer the phone.
